24-32 Union Square
When Resolution Real Estate Partners was initially retained, the 12-story, 190,000-square-foot,
turn-of-the-century building was half empty and underperforming on every level. We analyzed the
loss factors and reviewed ownership’s P&L statements, including tenant rents that had been
stagnant for decades, despite escalating taxes and insurance costs. At the time, neither the rents
nor the physical state of the asset reflected a surrounding mixed-use neighborhood that had
become a vibrant destination, located directly across from a transportation hub!
WHAT WE DID
• Implemented cost-effective, value-add renovations, including in the lobby and common areas.
• Remeasured the asset and found an additional 12% of rentable space.
• Created a pre-build program.
• Upgraded elevators, HVAC, electrical and ventilation systems.
• Embarked on a vigorous marketing campaign spearheaded by Resolution’s office and retail leasing teams, which attracted many new businesses to the building.
• Renegotiated expiring leases of long-time tenants to meet market rates.
THE RESULT
24-32 Union Square East is 95% leased and primarily to market-rate tenants. The building’s cashflow
is positive, and the physical plant is up-to-date and meets all code requirements.

HAB Bank Headquarters, 150 East 45th Street
The HAB Bank story is the culmination of our fully integrated, full-service approach. The
acquisition of the 42,000-square-foot, seven-story, circa 1950s office building was arranged by
Resolution Real Estate’s expert brokerage team. Following the purchase, Resolution was retained
to oversee and implement a gut renovation and restoration of the asset. Upon completion,
Resolution Real Estate was engaged as the property manager for this flourishing commercial
bank in the heart of the Grand Central district.
WHAT WE DID
• Engaged Gertler & Wente Architects for the design.
• Developed a program to bring the building up to code and meet Local Law 97 criteria.
• Replaced the seven-decade-old façade with an all-glass, sustainable frontage.
• Provided all new HVAC and electrical systems, and plumbing infrastructure.
• Expanded usable space by removing and replacing two poorly located stairways.
• Built a first-floor staff courtyard and added a second-floor terrace next to a staff cafeteria.
• Built a roof deck adjacent to the executive offices.
• Built out entire office interior.
THE RESULT
Delivered on time and within budget, HAB’s new headquarters bustles with activity in a comfortable, healthy environment that meets all building code requirements. Resolution Real Estate continues on as the property manager to maintain the physical plant remains in optimal condition and ensure operations run smoothly for the Bank and its staff.

320 Fifth Avenue
When Resolution Real Estate Partners assumed the leasing program at 320 Fifth Avenue in 2018, the
12-story prewar office building had a considerable number of vacancies, despite having just undergone an exceptional renovation by the owner.
Recognizing a shifting paradigm in the market, together with the inherent value of the building’s
central location and its contemporary infrastructure and cosmetic renovations, the leasing team
embarked on a marketing campaign that extended the outreach to include additional business
sectors more accustomed to higher rents.
WHAT WE DID
• The leasing team implemented a new marketing strategy that targeted engineering, technology, advertising, media, and real estate companies as prospective tenants.
• The leasing team launched a robust marketing campaign combining social media, advertising, and publicity.
• The leasing team additionally utilized its own expansive broker and tenant network.
THE RESULT
Strategically marketed by the leasing team, this turn-of-the-century office building is 100% leased at
market rent rates.

Lipstick Building, 885 Third Avenue
Argentina-based, multinational real estate firm IRSA retained Resolution Real Estate Partners to restore the status of the iconic Lipstick Building, a 34-story, 635,000-square-foot Class A office tower at 885 Third Avenue.
WHAT WE DID
Resolution assembled a top-tier team to renew the standing of the asset, improve operations, reassure current tenants, and attract new ones!
• Engaged Gensler Architects to design a cutting-edge pre-build program.
• Engaged MdeAS Architects to upgrade the lobby and plaza and restore iconic elements.
• Retained and oversaw the marketing and public relations teams to rebrand the asset and refurbish its reputation.
• Embarked on an initiative-taking leasing program.
THE RESULT
We successfully restored the Lipstick Building brand in the market, achieved rent increases of 30% in the building; and 30% above the Third Avenue submarket, and restored relationships with major tenants.
